Office Transformations Across Alpharetta Drive Strong Demand

Alpharetta is experiencing strong leasing momentum across its modern, amenitized office properties.

According to the Atlanta Business Chronicle, Third & Urban has signed 108,000 square feet in leases at the Georgia 400 Center, underscoring the growing demand for high-quality workspace in the city. Third & Urban acquired the Georgia 400 Center in July 2025, with planned improvements including upgraded roofs, modernized lobbies, a tenant lounge, a conference center, and new indoor–outdoor connections. Since last year, the Georgia 400 Center has welcomed 7 new tenants, and 5 existing companies renewed their leases, including 3 that chose to expand.

This momentum reflects a broader trend in Alpharetta: legacy office parks are being transformed into vibrant, experience-focused destinations.

In the Windward Tech District, Southwest Value Partners is reimagining a traditional office campus as Continuum, an integrated hub offering premium office space alongside retail, dining, and residential components. Phase 1, the redevelopment of existing office space, was completed last Fall. According to Costar, it has secured 4 new tenants since December.

This strong leasing activity is not only validating recent upgrades and redevelopment but also driving confidence in upcoming projects across the city.

In the Brookside area, Portman Holdings will break ground later this year on Brookside Village, a 19-acre redevelopment that will convert an office campus into a dynamic mixed-use community with residential, retail, and Class A office offerings. Early leasing interest has been strong.

Similarly, McKinley Homes intends to transform a 15-acre office site at Old Morris Road and Morris Road into a mixed-use destination. Their plans include enhancing two existing office buildings and adding new retail and residential components.

Together, these projects highlight Alpharetta’s sustained demand for amenity-rich, future-ready office environments. As renovations and redevelopment continue to elevate the city’s commercial real estate, Alpharetta remains one of Metro Atlanta’s leading locations for companies seeking top-tier workspace in a vibrant, well-connected community.
