Brookside Office Park to Transform into Mixed-Use Hub in 2026

A major transformation is on the horizon for a Brookside office park, located next to Georgia State University’s Alpharetta campus. Beginning in 2026, Atlanta-based developer Portman Holdings will redevelop the 19-acre site into a premier mixed-use destination, blending residential, office, and commercial spaces.

The ambitious plan includes:

  • 335 rental apartments
  • 75 for-sale townhomes
  • 130,000 square feet of office space
  • 60,000 square feet of commercial space

“We’re grateful to the city council for supporting us, and humbled they entrusted us to deliver on this important project,” said Mike Greene, Senior Vice President of Development at Portman Holdings.

One standout feature of the redevelopment is a direct connection to the Big Creek Greenway— a scenic, paved trail stretching 12 miles through Alpharetta and continuing into Roswell and Forsyth. This will enhance community accessibility and help transform the area into a vibrant live-work-play environment that aligns with the evolving needs of residents and businesses alike.

Spanning 155 acres, the Brookside area is positioned for continued growth, with Portman’s mixed-use development marking a significant step.
