Alpharetta Office Building Sells for Record $16 Million

An office building in downtown Alpharetta has sold for $16 million, setting a record price per square foot for a vacant office building in Georgia1, underscoring the city’s continued strength as a premium real estate market.

The 37,000-square-foot property at 415 South Broad Street was acquired by Howard Capital Management, which plans to relocate its corporate headquarters to the site. The building is situated within Alpharetta City Center, a 26-acre mixed-use development in the heart of downtown that features retail, dining, office space, luxury apartments, green spaces, and direct access to the Alpha Loop trail.

The building’s previous occupant, Datascan, is relocating to Continuum Alpharetta, a new mixed-use development in the Windward Tech District. Southwest Value Partners is investing $109 million into transforming the Continuum site into a modern destination featuring office, retail, restaurant, and residential components.

Additional high-profile projects are further shaping Alpharetta’s dynamic commercial real estate landscape. In 2025, Atlanta-based real estate firm Third & Urban acquired the Georgia 400 Center, a 24-acre office complex located at the intersection of GA-400 and Haynes Bridge Road. The firm plans to make improvements to the three existing office buildings, totaling more than 430,000 square feet, with refreshed lobbies, an elevated amenity lounge and bar, a new conference center, enhanced outdoor spaces, and more. Meanwhile, Portman Holdings is redeveloping a 19-acre Brookside office campus into Brookside Village, a premier mixed-use development integrating residential, office, and commercial spaces.

These developments reinforce Alpharetta’s position as one of Metro Atlanta’s leading destinations for Class A office space. With its strategic location, well-connected, amenity-rich districts, and strong business environment, the city continues to attract top-tier companies and investors seeking long-term growth.
